You've got to keep in mind that the basic lease cost is not all you have to pay for.
Electricity, Insurance, DSL, maintenance, furniture, telephone (cell phone would work).
Plus, if you have a bunch of people in a co-op, you have to have some paperwork in place to make sure the bills are paid if a couple of folks flake out, or fail to pay, etc.
It is workable, but a hell of a lot more goes into it than just renting out a location. | | | |

And unless you plan on starting a company of which you are each stock-holders (in other words, make it a real, official co-op), one single individual will have to sign the lease.. and that one single person will be the one responsible for the building, the bills, the insurance, and all of those other things.
So in other words, make sure you have a good lawyer draw up the co-op contract (and keep him/her on retainer to deal with any legal arguments... in other words, have lots of money set aside to pay said lawyer).. because your other option is just to do it yourself and then rent it out to others.

Paul | I'm on Hwy. 380 about a half mile west of I-35 towards Decatur. I own the building. It is around 5,000 sq.ft. total.
If it helps some of you guys advance your business then I am open to discussing something that benefits both of us. I am not trying to make a living renting my facility, but at the same time it sits idle for much of the time and I would like to see someone using it.
It has a large fully equipped camera room and a couple of gallery areas. Let me know if that interests anyone.

I am thinking Grapvine might be a good place to look as well. The co-op I have seen is ran by the individuals in it. They take turns working on the weekends. I am not sure about weekdays. For that part of it we could put "By appointment only" or something to that effect. A phone line would be less than $50 per month and there would be utilities of course but, my guess is that it would be less than $400 per month as long as A/C was not ran when people were not there. This is just an idea. If people are interested I will do some research in the down town area and see if there is anything that might work and present it here. I also have the attorney covered as my wife is one and does contracts on a daily basis.
