Hey all,

We've been getting bombarded by ads for "The Hills above Possum Kingdom Lake" which is a real estate/homesite development area.

I've never been to PKL but the wife is pushing for us to go down and check this out.

Does anyone have an opinion about the area? They're touting saving ten grand plus no closing costs which I realize is a buzzword for "we'll figure out how to get the money out of you some other way".

Question is: What do I need to know about that area that they aren't mentioning in their puff pieces?? I'm guessing if this place was as good as they make it out to be they wouldn't need to spend a billion bucks with all the ads...

Bombarded probably because this has been the best year around P.K. in several years. A very wet year and the lake is full and the area is green.

Not to sound too negative. In a hot year - dry, brown, and a silting up lake w/ fish kills. The area is growing and the west side of the lake is now in development. BRA (Brazos River Authority) is apparently changing rules on land sales near the lake, don't know the details - sounds better for new buyers than for those that already own land. It definately seems to be a time of transition around the lake. Perhaps for the better. It has potential but I don't know if there is enough money to keep it progressing. I have sailed on the lake many times even when low and when the landscape is dry and enjoyed it. New restrictions and fees have kept lake traffic lower. Striper fishing has been good in the past. Protected whitetail all around the lake, some see them as a nuisance when 15 or 20 show up on their lawn. Lot's of buzzards in the sky, especially in dry years (hundreds). The lake can be both beautiful and ugly, depends on the time of year and the amount of rainfall. My recommendation is talk to some of the folks that have lived there before the lake was popular and maybe eat a Jackson's and talk to some of the locals. I'm sure they want the area to grow. It's been dead for about 5 years and many places going out of business but lots of new development and clean-up so perhaps changes have a direction and purpose. Can't hurt to look. I'm sure you'll get several photo-ops. I think I am indifferent as to my opinion on the lake for good or bad. I've seen things that I like and as much that I dislike. The lake is silting up and the upper end of the lake has become very shallow. I've heard it is something that will have to be addressed in the future. Hope I've offered some help. Good luck.

Thanks, that is helpful. I've been told by friends that it is a very "kid friendly" lake (as opposed to something like Lake Lewisville which has a "party lake" reputation). Something like that is important to me.

I'll look more into it. I have a week to figure out the deal before we go out there...
