It's only a "steal" if someone ups and slaps an offer on it very quickly or there are no other comparable homes in this value range to choose from in the immediate area. Not saying it's not worth it but rather, is it priced comparably to the rest of the neighborhood? To similar homes in your immediate area (less than 1/2 mile)? Clean? Neat? No repairs needed? Shows well? Sale would cover your outstanding mortgage and possibly closing costs for your side of the transaction
While your realtor should have given you the comparables and sales on which he based his value, if he didn't then you should ask to see them. In fact, you may want to order a real appraisal to see what an outside, disinterested party would value the property at... Selling on value advice from only a realtor's broker's price opinion is asking for trouble in my opinion.

I was going to suggest an outside appraisal as well... they are about 350.00 here in Houston anyways... good luck!

It really depends within the 1/2 mile deal we have houses that are as low as 171 but as high as 198 most though are about the same size in sqft but the lots are smaller adn we are a 4bdrm most in the neighborhood are 3.
Another military family lives just down the street same neighborhood, house is smaller, lot is smaller, and 3bdrms but has a 2.5 car garage where ours is a 2. And they have the recessed ceilings in all rooms we only have them in the DR, LR and MBD. They are listing theirs at 179900.
Yes it will over the realtor fees and closing but that is it. | | | |

I called the agent and asked if we can keep it out. He said sure.
They are only a year old front loads so yeah if we are going back to VA I want them we don't have another 3000 to drop on another set. But we listed it when we still thought we were going overseas, which still may happen no decision yet unfortunately. But we will know something by the time I get back on here today. | | | |

Breezy, let met echo what someone else said. You should have gotten printouts of comps, (comparable sales nearby) from your agent when you signed the listing agreement. If you didn't, ask for them. They are standard items and easy enough to do. You should feel comfortable with your asking price. Ask on the low side as a way to encourage a sale. Agents like to do that.
You can have an appraisal done if you like. If you do, you can use that as a sweetener for a buyer since that is normally something the buyer must pay for to satisfy the lender about the value of the house.
As for what stays with the house, anything attached to it, such as lights and chandeliers stays unless your listing says it is excluded. Anything that is plugged in can go unless you decide to leave it. | | | |

He did and several sold for a bit more than we are asking but then they gave like 10000 towards closing etc... and we can't do that.
I was just curious since we are with the same company as the CG family that is listing this week for the 180,000 they think we are asking too little. And like I said we upped it from the agents suggestion but then threw in some for closing. We just have to be able to walk away owing nothing to mortgage, realtor fees etc... | | | |

Asking prices are an art, not a science. Little things can make a big difference in what someone is willing to pay and you never know until they write the check.
By contributing to the closing costs, you've made it easier for someone with limited funds to make a down payment to qualify for a loan and still be able to close on the house. Good idea. | | | |
